How often you may raise the rent, how much notice you have to give, and when the new amount can actually start being charged.

Rent increase — once every 12 months; at least 90 days' written notice

What that means on a calendar

Say you serve the notice on 2 March 2026. Victoria requires 90 days, so the earliest it can take effect is 31 May 2026. Count the days from when the tenant actually receives it, not from when you wrote it — if it goes by post, allow for delivery on top.

Rent in advance
No more than 1 month's rent in advance (1 week if rent is paid weekly).
Rent bidding
Banned — advertise a fixed price; can't solicit or accept higher offers (strengthened 25 Nov 2025).
Minimum standards
14 rental minimum standards in force; must be met when advertised (from 25 Nov 2025).
