Who’s ya mate? Fair question.

G’day — I’m Belinda. I rent out my own places, same as you. A few years back I went and got the full real estate agent licence through the REIQ — the whole ticket: selling property, managing property, the lot. And somewhere between the module on entry notices and the one on rent reviews, the penny dropped: none of this is hard. It’s rules, forms and timeframes — and rules, forms and timeframes are exactly what software is good at.

So I never practised. I let the licence lapse and built the training into an app instead. LandlordMate runs the way I was trained to run a rent roll — same standards, same process, minus the agency. Every notice is the official government form where your state prescribes one. Every timeframe comes from your state’s legislation. Every inspection, ledger entry and record lands the way a professional would file it. The difference is there’s no middleman.

I could’ve hung that licence on an agency wall and charged landlords a management fee. The going rate is about 7.85% of your rent, plus a letting fee every time the place turns over — that’s what agents actually charge, city by city, as at 5 August 2026. But a mate helps a mate.

Do you hold my rent?
No, and we are not set up to. Rent goes from your tenant’s bank straight into your account — you are the merchant of record and we are never in the middle of it. That is also why we need no trust account and no agent’s licence: managing your own property is not agency work.
Which states are covered?
The rules engine is built for 8 states and territories: Queensland, New South Wales, Victoria, South Australia, Western Australia, Tasmania, Australian Capital Territory, Northern Territory. Every screen that states a rule tells you which authority it came from and when it was last checked — and where we have not verified something for your state, it says so instead of guessing.
What happens if it goes to the tribunal?
Everything you have done here is dated — messages, notices, receipts, inspection videos, repairs and the response times on them. The whole tenancy exports as one PDF bundle in date order.
Does my tenant need the app?
No. Tenants get a secure link by email or SMS — no download, no password, no account. It works for rent receipts, messages, repair reports and self-inspection videos.
Do you store my tenant’s ID?
No. There is no identity-document upload anywhere in the app. Where a certified check is run, the provider verifies the document and we keep only the result — never a copy. If you sight ID yourself, we record the type and the date you saw it and nothing else.
Is this legal advice?
No. Everything here is general information drawn from the relevant state authority, with the source linked. For advice about your own situation, speak to a solicitor or your state tenancy authority.
