Self-manage for a fraction of an agent

A managing agent typically charges 7–8% of rent + about 1.5 weeks' letting fee. On a $650/week rental that's roughly $2,700 a year in management, plus ~$975 each time they re-let — often $3,000–$5,000 a year all in.

$99/yr
Self-managing with LandlordMate can save $2,000–$4,500 a year per property. You stay in control; we keep every rule and deadline in front of you.
You don't have to be the middleman. Most people keep an agent just for the buffer — so tenants don't have their number. LandlordMate is that buffer: invites, reminders, notices and repair requests go to your tenant from us, and replies come back through the app — your email and mobile never go with them. Every decision stays yours.

Questions

Is GST included?
Yes — every price shown is the total you pay, with nothing added at checkout. Invoices include GST and show it as a separate line.
What counts as a property?
An active property — one with a current tenancy, or one you're advertising. Archived or sold properties are free and never counted.
Can I cancel?
Anytime. Your access runs to the end of the paid period, then the account goes read-only — you can still see and download everything. If you never come back we eventually close it: 12 months after your last sign-in where there are records, 90 days where nothing was ever added. We email you three times first, signing in cancels it, and nothing is ever charged.
Do tenants get my phone number or email?
Your email address and your mobile stay private. Messages, reminders, notices and repair requests all reach your tenant from LandlordMate, and their replies come back through the app — there is no setting that hands over your address. The exception is the paperwork: the official forms require a lessor's contact details, so the address for service you give us is printed on the tenancy agreement, and your contact number is in the "notice issued by" box on notices. Neither has to be your home address or your personal mobile — a PO box and a second number are fine, and that is what we will print.
What does “founding for life” mean?
The $99/year founding price never rises while your account stays active. There's no code — the first 50 people to subscribe get it, and you claim yours on the billing screen when your free trial ends (or sooner, if you're ready). Founding covers up to 5 active properties; beyond that it's +$99/year each, and we always ask before charging.
Do I need a card to start?
No. You get 14 days free with no card at all — sign up, add a property, invite your tenant, use the lot. We'll email you before the trial ends. If you don't pick a plan, nothing is charged and nothing is deleted while you're still using it: your account goes read-only, so you can see and download everything, you just can't make changes. An account nobody signs in to is eventually closed — see “Can I cancel?” above.
