How much notice do I need to give for a routine inspection?

Routine inspection — at least 7 days' written notice (Entry notice Form 9); no more than once every 3 months, unless the tenant agrees in writing. After a notice to leave or an intention-to-leave notice, entries to show the property are capped at 2 in any 7 days (s 195A).

How often can I increase the rent, and how much notice do I give?

Rent increase — no more than once every 12 months; at least 2 months' written notice. You can generate the Notice of rent increase (2 months) from the Compliance screen when the tenancy is eligible.

How far behind does the rent have to be before I can issue a breach notice?

Rent arrears — a breach/termination notice can issue once the tenant is 8 day(s) behind. You can generate the Form 11 from the Compliance screen when the tenancy is eligible.

How much bond can I take, and how is it lodged?

Bond — capped at about 4 weeks' rent for typical rent. You can generate the Form 2 from the Compliance screen when the tenancy is eligible.

How do I end a tenancy at the end of the fixed term?

Ending a tenancy — the lessor uses a Notice to Leave (Form 12) with an approved reason; ending at the end of a fixed term needs at least 2 months' notice.

Can I refuse a tenant's pet request?

In Queensland, respond to a written pet request within 14 days. You may only refuse on prescribed grounds, and if you don't respond within 14 days consent is taken to be given. No separate pet bond is allowed. Decisions the tenant disputes are heard by QCAT. Use the app's pet annexure + decision letter to record it properly.

Rent bidding
Banned — advertise a fixed price; you can't invite or encourage offers above it (from 6 Jun 2024).
Rent in advance
No more than 1 month's rent in advance for a general tenancy (2 weeks for rooming).
Water charging
You can pass on full water consumption only if the premises is individually metered, water-efficient, and the agreement says so; you pay fixed service charges.
Portable bonds
No portable-bond scheme; the RTA holds the bond (max 4 weeks' rent).
Minimum standards
Minimum housing standards in force for all tenancies (from 1 Sep 2024).
