Rent increases in Australian Capital Territory

How often you may raise the rent, how much notice you have to give, and when the new amount can actually start being charged.

The rule in ACT

Rent increase — once every 12 months; 8 weeks' notice; capped at 110% of the Canberra CPI rents subgroup

Statutory basis: RTA 1997 (ACT) s 64AAA(1); Sch 1 cl 38(1); RT Regulation 1998 (ACT) s 5A
Form: Rent increase notice (8 weeks)

What that means on a calendar

Say you serve the notice on 2 March 2026. Australian Capital Territory requires 56 days, so the earliest it can take effect is 27 April 2026. Count the days from when the tenant actually receives it, not from when you wrote it — if it goes by post, allow for delivery on top.

An illustrative date, not today's. Your own dates depend on service and on the tenancy.

How ACT compares

The same question, answered by each state and territory. A period that is right in ACT is wrong two borders over — which is most of the reason this is worth looking up rather than remembering.
